Survey once. Install to pattern. Repeat across the phase.
The problem with decking a 40-plot phase one plot at a time is mobilisation overhead. A site manager running a traditional-build programme for a national or regional housebuilder does not want four separate surveys, four separate RAMS packs, four separate delivery windows and four different crews showing up in hi-vis that does not match. They want one conversation with one installer who understands how a housing programme actually phases.
That is how we work on housebuilding sites. One survey covers the repeatable plot types. One pattern travels from plot to plot. One crew knows your site induction, your PM, and the sequencing quirks that make your programme different from the one we were on last week.

What housebuilder site managers tell us matters most
Three things come up on every housebuilding survey we walk.
Programme, not price. The decision is almost never about a unit rate. It is about whether the deck is in on the day the trades above need it, and out on the day the follow-on trades need the space back. We plan backwards from the plastering and roofing dates on your programme, not forwards from our yard diary.
RAMS that drop into your CDM file without a fight. Principal designers on housebuilding sites have seen a lot of method statements. Ours read like they were written by people who have actually been on a housebuilding site — because they were. The RAMS pack ties into the Work at Height Regulations 2005 and CDM 2015, names the competent persons, and references the Trad Deck user guide for the load class and inspection regime.
A crew that looks like a professional crew. Every operative on site is CSCS-certified. FASET member, Class B fragility to ACR[M]001:2014, Load Class 3 to BS EN 12811-1:2003 — the certifications are not a sales sheet, they are what your H&S officer is going to ask to see on day one.

How a multi-plot programme works with us

- 01
Phase survey
We walk the first plot of each type with your PM. Four-bed detached, five-bed detached, semi-detached pair, terrace — whatever the mix is. We measure bays, identify leg-unit heights, and photograph the non-standard openings.
- 02
Plot-type pattern
Instead of a bespoke plan per plot, we issue a pattern per plot type. Your second four-bed detached uses the same panel layout as the first. Your twentieth uses the same layout as the nineteenth.
- 03
Rolling delivery
Panels, legs and base units are delivered in the quantities the next two plots need, not the whole phase at once. Keeps your compound clear and keeps our trucks off your gate.
- 04
Install, inspect, hand over
Two or three of our crew lay a plot, sign the jointly countersigned Handover Certificate with your site manager, and move to the next one.
- 05
Collect when the trades above are done
Roof on, M&E first fix in, plasterers done overhead — that is our cue to come and take it back.
Why plastic — specifically — for housing plots
Trad Deck is a fall-prevention platform, not a crash deck. The TRAD user guide is explicit on the point: the yellow polypropylene panels are engineered to stop a fall happening in the first place, and the plastic compound absorbs low-level impact in a way a steel deck does not. On a traditional-build housing plot — where the people working above the deck are carpenters, roofers, M&E operatives and plasterers moving plant and material by hand — that matters more than the theoretical upper bound on static load.
Where a plot or larger floor area benefits from lightweight steel handling, fast positioning or G-Deck Lite's access and bracing options, we may specify G-Deck Lite instead. Both systems have a published 2.0 kN/m² UDL rating; the choice comes from the layout and programme.

Compliance, in one paragraph your H&S team can use verbatim
Every deck we install on your housebuilding programme is Load Class 3 under BS EN 12811-1:2003, with a safe working load of 2.0 kN/m² UDL (inclusive of operatives on the deck) and Class B material fragility under ACR[M]001:2014. Every platform over 2m is inspected and recorded under the Work at Height Regulations 2005, with a jointly countersigned Handover Certificate issued on install and after any alteration. Every operative is CSCS-certified and every install is FASET-compliant. The full Trad Deck user guide and loadings chart are available on request and will land with the RAMS pack after the phase survey.
Who you will be dealing with
On most housebuilding surveys it is Paul Darrington or Ewan Craig on site in person for the first plot type. On multi-plot programmes the recurring installs are run by one of our senior installers, with Paul or Ewan back out for the awkward plot types and the final handover walk-through. There is no account manager layer between you and the person running your crew.
Nationwide from St Neots. Core regions: Cambridgeshire, Bedfordshire, Hertfordshire, Northamptonshire, Buckinghamshire, East Anglia and the Midlands.
